I refer to Mr Henry A. Dandria’s letter in Sunday’s edition (29 November, 2009) entitled ‘From washrooms to penthouses’. Mr Dandria regrettably reaches unfounded conclusions on the basis of an incorrect premise, namely his assertion that ‘a washroom is 7 by 7’. Presumably he was referring to feet, rather than metres.
The relevant MEPA policies guiding rooftop construction are to be found in Part 10 of the ‘Development Control Policy and Design Guidance 2007’. Policy 10.2, which specifically deals with such structures on roofs of semi-detached and detached dwellings, ‘inter alia’ states that “the total (combined) floor space of the stair hood and washroom does not exceed a maximum area of 36 square metres measures externally”. It is pertinent to point out that this policy is practically unchanged from the first version of this ‘Development Control Policy and Design Guidance’ published in July 2000.
The size of permitted washrooms in semi-detached and detached dwellings to which Mr Dandria seems to have objection to, is therefore dependent on the application of policy 10.2 referred to above, the specifications of which have been effectively in place since the year 2000 and not any other extraneous considerations referred to by Mr Dandria in his letter.
